The Town of Tryon handles all
planning and zoning in the Town limits, the Town's 1 mile
extraterritorial jurisdiction, and Lake Lanier. Building
permits are issued through the Polk County Building Inspector,
or Greenville County Builidng Inspector, while all other
applicable permits are handled by the Town.
Zoning
permits are required for construction projects, business
openings, changes in land or building use, and the erection of
any sign. Zoning permits are issued by the Town of Tryon and
must be obtained before applying for a building permit. For a
list of fees associated with the costs of the permits,

The Town of
Tryon owns Lake Lanier and has a Lake Use Ordinance. Prior to
any construction of a dock, boathouse, or any structure over the
water a Lake Lanier Encroachment Application must be filed (and
approved) with the Town of Tryon. This document will be
required to be shown when requesting a building permit from
Greenville County. You must then provide the Town of Tryon with
a copy of the issued building permit or other official
documentation from Greenville County. Failure to do so could
lead to revocation of your Lake Lanier Encroachment Application.
Please note - zoning permits obtained from the Town do not
exclude or excuse parties from obtaining, and properly
displaying, permits required by the Polk County or Greenville
County building inspector.
Information
regarding zoning issues is available by contacting Fire Chief
Joey Davis, who handles the Town's planning and zoning
activities, at 828.859.9566.

From time

provide their input prior to a decision being rendered. If you

While certain
requests can be approved at the staff level, other permits
require approval of the Planning and Board of Adjustment, which
acts in an advisory capacity to the Town Council on planning,
zoning and subdivision matters. Effective October 18, 2009 the
Town of Tryon Planning & Zoning Board and Board of Adjustment
were combined into one board called the Tryon Board of Planning
& Adjustment. The Board consists of seven (7) members and two
(2) alternates; four (4) of the members and one (1) alternate
must be residents of the Town of Tryon and appointed by the Town
Board of Commissioners, and three (3) members and one (1)
alternate are residents of the extraterritorial jurisdiction (ETJ)
of Tryon and appointed by the Polk County Board of
Commissioners.
